Terms & Conditions

📅 1. Minimum Stay & Notice Period

The minimum commitment period is 11 months. A written 1-month notice via WhatsApp is mandatory before vacating. Vacating is permitted only between the 25th and 30th of the month.

💳 2. Rent Payment

• Rent is due monthly between the 1st and 5th of every month.
• The rent cycle runs from the 5th of every month.
• Part-month admissions will be calculated on a pro-rata basis; otherwise a full month's rent applies.
• Only online transfers are accepted. A screenshot of the transaction must be shared via WhatsApp immediately after payment.

🏠 3. Room Booking & Holding Advance

• Rooms can be reserved by paying a non-refundable holding advance of ₹2,000, which will be adjusted against the joining amount.
• The maximum holding period is 5 days, after which the booking is cancelled and the amount is forfeited.

💰 4. Security Deposit & Refund

• Security deposits will be refunded within 10 days of vacating, after settling any pending dues.
• Professional cleaning charges will be deducted from the deposit if the room is left untidy.
• Any pending rent, damages or fines will be deducted before refund.

⚡ 5. Prohibited Appliances

High-consumption appliances such as iron boxes, induction cookers, electric kettles or heaters are strictly prohibited inside the rooms due to solar UPS limitations. Violation may result in immediate termination of stay.

👥 6. Guest Policy

• Third-party visitors are not allowed inside private rooms.
• Guests may be met exclusively in the visitors' lounge between 7:00 AM and 8:00 PM.
• Overnight guests are strictly prohibited.

🧹 7. Cleanliness & Handover

• Tenants must maintain cleanliness in their rooms and common areas at all times.
• Rooms must be handed over in a clean and tidy condition upon vacating.
• Professional cleaning charges will be deducted from the deposit if the room is left untidy.

♻️ 7.5. Waste Disposal & Hygiene Protocol

The Lessee shall strictly comply with the building's waste disposal rules:

• All food waste and its containers must be cleaned properly before disposal.
• Dry plastic waste and thoroughly cleaned food containers (with absolutely no food particles or residues) shall be deposited exclusively into the designated Plastic Deposit Waste Bin.
• All leftover food remnants must be deposited into the Food Waste Bin provided inside the premises.
• The Food Waste Bin must be kept tightly and securely closed immediately after use to maintain hygiene and prevent odors or pests.
• In case of any failure to comply, any statutory penalty or Corporation fine shall be issued solely in the name of the Lessee (the defaulting party) and shall be borne entirely by the Lessee. The Lessor shall have zero liability for such non-compliance.

⚖️ 8. Legal Compliance

• Illegal activities are strictly prohibited. Violations will result in immediate termination of the stay without notice and will be reported to the police.
• Tenants must provide a valid government ID proof and one emergency reference number upon joining.

📄 9. Rental Agreement

Tenants must execute a rental agreement on a ₹200 stamp paper at their own expense immediately upon joining. Digital acceptance during registration does not replace the stamp paper agreement.

• Valid Government ID Proof (Aadhaar Card – front & back)
• Local Employer ID Card / Appointment Letter / GST Certificate (for offices)
• Emergency home reference contact (Name, Relationship, Phone)
• Personal and office email address
• Second phone number
• Purpose of stay

⚙️ 11. General Conditions

• All utilities and services are subject to standard provider availability.
• Solar power and hot water are subject to weather and battery conditions.
• Management reserves the right to make final decisions regarding premises rules.
• Rules may be updated; tenants will be informed via WhatsApp or the notice board.
